in-house team.

The latest appointment is Sharon Deakin as Sales Manager, who joins from Redrow West
Midlands, having previously enjoyed a 10 year career at Wimpey Homes\' West Midlands
office. Ms Deakin, 35, will be tasked with managing the sales at Barteak\'s live
development sites throughout the Midlands, and taking the company through its
biggest expansion period in its 28 year history. 250 new homes will be under
construction this year, and the annual development portfolio is expected to reach a
GDV of circa £40million within 2007.

\"Sharon is a hugely valuable addition to our in-house team. She will be managing the
relationship between our customers and our construction teams, ensuring our brand
values will be upheld during a period of rapid growth.

\"With our regional development portfolio spread out so widely, from Oldbury and
Smethwick in the Black Country, to central Birmingham, Stoke in Trent in
Staffordshire, a growing East Midlands portfolio, and Coventry and Banbury further
south, we rely on local agents to bring in the sales and advise us on the best way
to penetrate the local market.

\"However, the process of selecting the most effective agent, incentivising them and
their on-site consultants, managing the relationship, and being the first port of
call for customers who require special assistance, is a hands-on role that requires

cycle to ensure we approach each scheme in a customer-focussed fashion.\"

Barteak\'s current live sites include the newly launched The Green, off Radford Road
in Coventry. This development of 38 high specification apartments is being developed
for the booming \'over 55\'s\' new homes market, and will include a recreational room
for residents to socialise. In the Black Country, Barteak has already sold 50 per
cent of 51 one and two bedroom apartments in Origin, close to Oldbury town centre,
despite build completion not being scheduled until November 2007.

Barteak Development\'s flagship site is Market Quarter in Banbury, which consists of
125 apartments, over 100 of which are already sold. The contemporary scheme, located
within the thriving Oxfordshire town centre, is due to be build complete in February
next year. Complimenting the apartments will be six high quality, boutique style
commercial units of approximately1,000 sq ft a piece.
